How the sums work. Bridging cost is the interest on your peak debt over the period, plus setup and valuation fees. Rental costs assume two household moves for a standard lease and one for a furnished stay, plus storage while you hold furniture — adjust the move and storage figures to your own plan. A rental bond (usually four weeks' rent) is refundable, so it isn't counted as a cost here, though you'll need it as cash up front. This is a thinking tool, not financial advice; confirm rates and fees with your broker and lender.
